Denver Metro Housing Market Update — June 2026
The Denver metro real estate market posted a median closed price of $571,000 in June 2026, up 1.1% from last year — steady appreciation across every property type, with single-family homes at $635,000 and townhouse-condos holding at $400,000. No crash here, just balance.
For buyers: Active listings jumped 31.6% to 12,639 — the most selection in years, with the biggest gains above $1M. Luxury, mountain, and horse property buyers have real negotiating power right now.
For sellers: 4,821 homes closed in June, but sales are down 12.3% and buyers have options. Accurate pricing and standout marketing are what separate sold from sitting.
